Three blocks of South Broadway, from the Gothic Theatre's marquee at 3263 down past the block that closes off each August, have changed enough in the last two years that a resident who has not walked the stretch since spring will find at least one storefront they cannot place. The change is not cosmetic. It is a shift in which operators are choosing Englewood on purpose rather than landing here because the rent worked. If you already live within a short walk of the corridor, August is the month that puts the shift on display.
The Barn Picked This Block On Purpose
The former Whiskey Biscuit space at 3299 South Broadway reopened in 2026 as The Barn South Broadway, run by Matt Ciani and Chase Devitt. Ciani spent seventeen years at Rio Grande Mexican. Devitt was a longtime chef and managing partner at Brider, the Platte Street rotisserie chicken restaurant that shuttered last year after a decade-long run. When Ciani explained why they landed in Englewood instead of Denver, he pointed at permitting friction rather than sentiment. They wanted a space as close to Denver as possible without being in Denver, and Ciani has said that working downtown and dealing with the city on permits hurt the industry coming back after COVID.
The address matters. The space sits next door to Moe's Original BBQ and Bowling, which gives the block two full-service kitchens within thirty feet of each other and a shared sidewalk that fills up on Friday nights. The Barn is open from 11 a.m. to 9 p.m. daily, which is the sort of schedule that tells you the owners expect walk-ins, not reservations.
Frasca Chose Englewood For Its Neighborhood Concept
The other new anchor is less obvious from the sidewalk because it sits in a King Soopers-anchored plaza rather than the Broadway storefront line. Frasca Hospitality Group opened Osteria Alberico in a King Soopers–anchored Englewood plaza, focusing on simple, high-quality Italian cooking. This is the same hospitality group behind Frasca Food and Wine in Boulder, one of the more decorated Italian rooms in Colorado. They did not open a second flagship. They opened a neighborhood restaurant.
The menu, under chef Russell Stippich, runs to Napoletana-style pizza, hand-made pastas, and rotating wood-fired proteins, with a covered heated pergola for shoulder-season outdoor seating. Osteria Alberico is open daily from 4:00 pm to 10:00 pm. If you have lived nearby for a few years and remember the plaza as a pickup-and-go stop, the pergola on a Thursday evening is worth the short walk.
Two Denver operators with Brider and Frasca on their resumes did not land in Englewood by accident. They chose the corridor, and the choice is what a resident is watching this summer.
The Gothic's August, In One Glance
The Gothic Theatre was built in 1928, and a major renovation in 1998 transformed it into a top music venue while preserving its art deco style and designing a space with strong sight lines and acoustics. On June 23, 1999, The Rebirth Brass Band of New Orleans took the stage as the reopening act. The room lives at 3263 South Broadway, three doors up from The Barn.

Two practical notes for anyone who has not been in a while. Ages 16 and over are admitted with a valid photo ID, unless otherwise noted, so a college kid home for the summer can come along. And there is a pay lot on the south side of the theatre and plenty of street parking available, though the light rail station is a reasonable walk if you would rather not think about it.
The Block Party Is The Frame For The Rest
With the 3400 block of South Broadway closed, the Englewood Block Party gathers friends, family and neighbors around food trucks, concerts, beer and cocktails for purchase, kids' activities and local vendor booths. The date reliably lands on a Saturday in August. In 2025 it was August 23. The 2026 date will follow the same late-August rhythm; check the city's event page closer to the weekend.
Two logistics notes. Dogs are allowed if leashed, and owners should pick up after their pets. And the party takes food and drink sales seriously as its funding model, so carrying in food or beverages is discouraged because food, drink, and beer sales throughout the afternoon and evening help fund the party. That is a small thing that separates a neighborhood-run event from a commercial festival, and it matters for whether the block party still exists in five years.
The point of naming these three anchors on one page is that they overlap. The Gothic's August calendar sits three blocks north of the block party stage. The Barn is one door off the block party footprint. Osteria Alberico is a ten-minute walk. Any of the three works as a standalone Saturday. One Saturday That Uses The Corridor
If you have not walked the three blocks in a while, here is an itinerary that treats the corridor the way its new operators intend it to be used.
- 4:15 pm. Osteria Alberico opens at 4. Get a seat on the pergola before the room fills, order a pizza and a pasta to share, and be back on your feet by 6.
- 6:00 pm. Walk north to 3299 South Broadway. Sit at The Barn's bar for a drink rather than a full second dinner. The room was built by people who spent decades in Denver hospitality, and it shows in the pacing.
- 7:30 pm. Doors at the Gothic. Pick whichever August date fits your taste from the table above. St. Lucia on Aug 18 pulls a different room than Quicksand on Aug 23; the venue holds under a thousand people either way.
- Late. The block is a five-minute walk from Englewood Station on the light rail if you would rather not drive home.
You can also flip the whole day. On block party Saturday, start at the 3400 block in the afternoon, drift up to the Gothic if a show lines up, and end at whichever kitchen still has a table. The corridor rewards residents who treat it as a connected stretch rather than three separate stops.
Why This Summer Reads Differently
For most of the last decade, the operator story on South Broadway ran in one direction. Someone opened a Denver concept, then a second location landed in Englewood a few years later. The Barn and Osteria Alberico both flipped that order. Devitt was looking to leave Denver after Brider closed. Frasca built a neighborhood restaurant here rather than a downtown showcase.
